Not a letting agency unless agreed

We are not a letting agency unless separately agreed in writing. We do not manage tenancies as a traditional estate agency by default.

We do not provide legal advice. Clients should seek independent professional advice where required.

Certified and specialist works

We do not carry out certified gas or electrical work ourselves. Certified gas, electrical and specialist works must be completed by qualified professionals.

Access permission

The client must provide lawful access permission and confirm that any visit, key use or contractor access is properly authorised.

Reports and observations

Reports are based on visible observations at the time of visit. They are not structural surveys, legal reports or certified technical inspections.

Prices

Prices may vary depending on property size, location, urgency, access arrangements and the services required.
